Carry Out Home Inspections And Find Your Dream House
- by Karl
Having a home inspection done is quite advisable if you want to purchase a piece of property or move into a new house. Home inspections can save you a lot of money. This is money which would be spent in carrying out repairs due to any defects in the home which may not have been spotted before you moved in.
If you are conducting the inspection by yourself, come up with a check list before hand of areas that you need to inspect. You will need to carry out an exterior and interior inspection of the property. You will also need to check that the systems in the home are functioning properly, such as the plumbing and electrical connections.
If you identify any problem areas in the property, it is important to ask the seller to have them repaired. You should do this before you agree to purchase the property. Alternatively, you can request the seller to allow you to hire your own repairmen who will perform the required repairs and the seller will reimburse you the money or reduce the costs from the total cost of the building.
For other areas which you may not be so conversant with, it is important to hire an independent inspector. For instance, you might need someone to check any septic tanks, swimming pools or if the house has been attacked by termites. You need a professional to carry out such inspections.
A few days before you move into the house or make your final payments, it is important to do a final walk through the building. You can choose to have the seller present as you do this. Final walk throughs can be done in a vacant house or when the occupants are still living in the building.
Home inspections can be complicated. A home inspection requires at least two parties to get it done right: the inspector and the client. You need someone trustworthy to find out if there’s stuff swimming in your swimming pool and dangerous spiders and critters and little girl bugs and water damage and mold and fire alarms and similar creepy things lurking around your house.
Enough of this crap! It’s time to stop paying for “splashy” home inspections until we’re dead. Elect Iggy the Iguana God who promises he gives you a good report for free if you just rob someone senseless.
